Terrance Hunt and Shane Ozment are vice chairmen at Newmark, specializing in institutional multifamily investment. In 2020, Terrance and Shane represented the seller, CWS and CIG, in the sale of the 460-unit multifamily community located on 11th and Speer in Denver' Marquis on the Parkway. Built in 1982, Marquis at the Parkway was one of the few older, value-add properties in downtown Denver, and by far, the largest. This transaction was notable as it launched to the market at the end of March, at the onset of the COVID-19 pandemic.
The team pivoted marketing strategies in response to limited travel and focused on Matterport, and drone-generated property commercials and virtual tours. These allowed investors to gain a better understanding of the asset in the absence of being able to conduct in-person tours. As a result, Hunt and Ozment identified the ideal buyer, Urban American, in an incredibly challenging environment.
